Tenant Screening & Placement

How do you screen potential tenants?

We employ a rigorous screening process to find qualified, responsible tenants:

  • Credit Check: Comprehensive credit report review to assess financial responsibility
  • Criminal Background Check: National and local criminal history verification
  • Employment Verification: Confirmation of current employment and income stability
  • Rental History: Contact with previous landlords to verify rental performance

  • Personal References: Contact with professional and personal references

Our standard criteria typically requires tenants to have income at least 3 times the monthly rent, positive rental history, acceptable credit score, and no recent evictions or serious criminal convictions.

How long does it take to find a qualified tenant?

The timeline varies based on several factors including property location, condition, rental price, and market demand. On average, we typically place qualified tenants within 2-4 weeks of listing the property.

Our process includes:

  • Professional photography and listing creation (1-2 days)
  • Marketing across multiple platforms
  • Showing coordination and pre-screening inquiries
  • Application processing and screening (3-5 days)
  • Lease preparation and move-in coordination

We work diligently to minimize vacancy while ensuring we find the right tenant for your property.

Financial & Rent Collection

How is rent collected and when do I receive my payment?

Rent Collection: Rent is due on the 1st of each month. Tenants can pay through our secure online portal using ACH transfer, credit/debit card, or other electronic payment methods. We also accept traditional payment methods if needed.

Owner Payments: You typically receive your payment by the 10th of each month via direct deposit. The payment includes:

  • Monthly rent collected
  • Minus management fees
  • Minus any approved maintenance expenses
  • Minus any other agreed-upon charges

You'll receive a detailed monthly statement showing all transactions, ensuring complete transparency in your property's financial performance.

What happens if a tenant doesn't pay rent?

We have strict rent collection policies to protect your income:

  • Day 1: Rent is due; tenants receive automatic reminder
  • Day 2-3: Late fee assessed per lease agreement
  • Day 4-5: Personal contact made to determine situation
  • Day 6-7: Formal written notice delivered
  • Day 10+: Legal eviction process initiated if payment not received
